Overview

Small landlords are vital contributors to Ottawa's rental housing supply. The Canada Mortgage and Housing Corporation (CMHC) reported in 2017 that individual investors across Canada owned 49% of purpose built rental apartment units. Small landlords also own and provide single family homes, semi-detached homes, townhomes, and condos as rentals.

Small landlords also create rental units by adding second and third units to existing buildings, and participating in small infill developments.

Up until 2021, the City of Ottawa approved over 800 permits for the construction of Secondary Dwelling Units (SDU). Most of the those were built by small landlords which means they have contributed close to 1,600 rental units to Ottawa's inventory - and that is just counting SDU's.
